Their whole network, their last designer, their friends who'd send a referral, is a thousand miles away. We pull the building permit, grade every new custom home by value and owner location, and hand the graded list to exactly one designer in the county. Before there is a Google search to capture.
A $1.5M-plus build, owner's mailing address in another state. Their social circle is all back home. You become the first designer they ever hear from, not the fifth name on a bidding list.
Every new home in the county, sorted by value and owner location. The A-grade list is the out-of-state, luxury-build intersection, the exact client who buys a designer instead of assembling a room from a big-box catalog.
Houzz and Thumbtack sell the same inquiry to five designers. This list goes to one firm per county. Our system will not sell a second designer seat in your county while yours is active.
A real A-grade record from a counted county. Owner name masked until the seat is sold; everything else, county, value, and situation, is real.
Real math on a real record, not a projection. This is the same Port Royal build shown above.
The $15.8M build value and the Collier County counts are real, sourced from county property records (see the record above). The 8 to 15 percent engagement range is a general industry figure, not a specific fee this owner has agreed to pay; nothing here should be read as a promise of what any individual project will produce.
Yes. Building permits and property ownership records are public government records in every state. JustBrokeGround is not a consumer reporting agency, and this data is not used for credit, insurance, employment, or tenant-screening decisions under the Fair Credit Reporting Act; it is used for the same kind of business outreach that title companies and new-mover mailers have relied on for decades. See the full FAQ and Terms for the complete picture.
Exclusivity is per trade, per county. If the designer seat in your county is sold, we tell you honestly on the spot when you check your county, we never claim it is open when it is not. You can ask to be notified if it reopens, or check a neighboring county in the same market.
Your dashboard refreshes daily at 6:00 AM from the county's own permit feed where a live feed is running. Every lead shows its own permit date and the date it was added to your feed, so you know exactly how fresh a specific opportunity is.
Only the designer column. Real data from the same ledger that runs the dashboard, as of July 26, 2026.
